Offering Memorandum (OM): Commercial Real Estate

Due diligence, copy writing, photography and videotography services to promote and assist in sales of commercial real estate, distressed or troubled assets, toxic assets or REOs. Electronic Theater offers a unique service to real estate investors, brokers, owners/sellers and lenders by researching the individual markets where the properties reside. We gather targeted information on the property and its surrounding submarket to flush out industries or market-specifics supporting the area, employment statistics, Fortune 500 companies nearby, tenant rent roll, property amenities, and explain why executives want to continue renting space there. With this information, we write a compelling due diligence report to support the sale of the property.

Our experience is in multi-family, office, executive office parks, commercial, strip malls, distribution centers, warehouses, mixed-use and medical buildings.

You make the deals, we will design and publish all of the marketing materials to support you in your sales efforts.

First we: Collect existing photos or video, or Shoot new photos or video on high definition DVPro Manipulate images in Photoshop or edit video in Final Cut Pro Create property specific maps with close proximity to highways and surrounding amenities Collect, from you, the property appraisal, CoStar or similar comparables, existing marketing materials or any supportive data Write creative copy using descriptive language to move investors/buyers to contact you for the numbers. Then, we: Desktop publish the OM for print, author an interactive DVD, or stream from your website. If you don't have a website, we'll produce one that could include a secure login in the case the properties are securitized investments.

The Offering Memorandum (OM) will be designed with your company branding, photos, maps, graphics, and graphs to enhance the desirability of your offering. Unlike the appraisal or Private Placement Memorandum (PPM), the Offering Memorandum is beautifully designed allowing the seller to elaborate on everything from the polished Italian marble flooring in the lobby to the lush high net worth neighborhoods surrounding the property.

The OM is accompanied with a high definition video production on DVD that has been produced, replicated and packaged by our team, or produced in Flash animation that will stream from your website. Since most of our subject matter is based on securities, we pride ourselves on the ability to be creative and pass through compliance without a problem. Well, maybe a word here and there!
